Financial services company Jones Lang LaSalle recently released a report that indicates Beijing now has the third most expensive office rental rates in the world, only beaten by Hong Kong and London. Companies looking to acquire space on the world renowned Beijing Finance Street (Jinrong Street) should expect to pay in the region of $137 per square foot per year which is nearly $40 more than Paris' Golden Triangle! This may seem an odd situation at first given that Beijing has not historically been regarded as a top-tier centre of business but in view of recent trends and the predicted rise of China to global economic dominance in the coming decades, it should come as little surprise that businesses are falling over themselves to secure floor space in this strategic location.
Despite these facts, it is still possible to find reasonably priced executive office space in a central Beijing and here are a few options that we feel represent an excellent balance between location, services and cost.
Excel Centre, 6 Wudinghou Road, Beijing
You can still be central to Beijing without having to pay the eye-watering rates being demanded on Financial Street and this office centre at 6 Wudinghou Road demonstrates that fact perfectly. Whilst not being on financial street itself, The Excel centre is still firmly within the bounds of the city's renowned financial district and as such benefits from the networking opportunities and prestigious postal code that comes with it. Tenants here enjoy reasonable rates, free car parking and access to all of the facilities that this business park has to offer not to mention a level of pride when you tell people where your offices are based!
The World Financial Centre East Tower, 1 Mid Road
If being at the heart of the main financial district isn't of upmost importance then some areas of East Beijing offer a comparable environment at a fraction of a cost. Take this centre on 1 Mid Road, less than half an hour from the airport and with all the services and amenities you would expect from a world-class business centre yet the lease agreements are flexible, affordable a focused entirely on the needs of the tenants. There are over 200 workstations in total making it a very attractive option for all sizes of company.
Vantone New World Plaza, Fuchengmenwai Avenue, Xicheng
Less than 10 minutes from Jinrong Street the Vantone New World Plaza provides another reasonably priced yet exceptionally specified executive office option with the added benefit of a fully featured gym and fitness centre for use by it's tenants - what better way to unwind after a hard day in the office! Fuchengmen railway station is about 300 metres from this centre and the airport is under half an hours drive making this centre extremely easy to access. The interiors are modern yet tasteful and the staff are known for their courteous and helpful manner.
Office Tower, Oriental Plaza, Change An Avenue, Dong Cheng, Beijing
For those of you that style is as important a factor in choosing an new office suite as cost then this centre in Oriental Plaza might be just what you have been looking for. The interior decor and attention to detail are second to none and the views from the large 19th floor windows have to be seen to be believed and more than make up for not being on Financial Street itself (it's about 15 minutes away). Dongdan railway station is just 400 metres away and there are numerous world class hotels within easy reach including the Jiango Garden.
B-12 Jianguomenwai Avenue, Chao Yang District, Beijing
